You should try the latest dev build. If that doesn't work, then it could be your CPU. It has a single thread performance of 1980. They recommend a STP of at least 2000, and some games can even demand more than that.

FTR, what do the EE% and GS% say when it's slow ?

The EE gets up to 70 and the GS is normally at 50-60 range

you need also check the CPU temperature
get coretemp install to check it.
